Should a Bathroom Remodel Include a Soaker Tub?

If you’re concerned about your bathroom renovations affecting the future resale value of your home, you’ve probably asked yourself: Should a Bathroom Remodel Include a Soaker Tub? The answer to that question depends largely on who you ask, and on a few key factors. The team a Maxx Restoration has been remodeling bathrooms for over 20 years, so we have some great insight in this question.

Real estate professionals typically suggest that homeowners have at least one bathtub in the home for the highest resale value: a recent study by the National Association of Home Builders (NAHB)

In fact, 72% of first-time buyers rated both a shower stall and tub in the primary bath (AKA Master Bath)  as “essential” or “desirable,” followed closely by a linen closet, rated essential or desirable by 70%.

After the top two, 67% of first-time buyers rated a private toilet compartment essential or desirable, followed by 65% for a whirlpool tub, and 91% rate a walk in shower as essential. For some a walk in shower in a necessity due to physical reasons, but walk in showers must be done right to prevent serious water issues, CLICK HERE to a great link to more information about walk in shower installation pro’s and con’s plus the cost.

Next comes a group of bathroom features rated essential or desirable by 62% of first-time buyers: a double vanity, multiple shower heads, a granite vanity top and body spray panels. However, there are a few exceptions or even some ways around this especially if you don’t have the space for a tub in your primary or your just not a “Bathtub person”  below we will provide you with some info that will help you decide for yourself.

Time To Answer The Question, Should a Bathroom Remodel Include a Soaker Tub?

Now that we have the data that suggests you should have a tub in your bathroom, there are many reasons to consider a bathroom without a tub for your next home remodel. Also, keep in mid if you have other bathrooms in the home, it is perfectly fine to keep a bathtub / shower combo in one of these bathrooms for future owners. For primary bathrooms and en-suites, doing away with a traditional bath tub is easy. For example, you may want to: Renovate your current bathroom because space is limited, or you may be considering the thought of age in place or to help your older family members age in place with an accessible bathroom for an in-law suite  to make showering easier and more convenient. Perhaps you want to avoid the hassle of cleaning a tub…

Primary bathroom renovations  add considerable value and functionality to homes. They have more space for larger showers, double vanities, storage and other amenities that make daily life more enjoyable.

There are many ways to achieve a great primary bathroom layout without a traditional tub installation. The first big decision you will likely have to make is whether to find the space to make your new shower a single person shower or size it for a 2 person shower.

Another option is to create 2 showers, essentially you each have a walk-in shower instead of a full bath. You also have an option to do a bath shower combo referred to walk inn tub in the event you are looking to age in place. We at Maxx Restoration are installers of Ferguson walk-in tubs.

As you consider each option, think about what role the bathroom will play in your day-to-day life:

  • Is it an en-suite bathroom or standalone in the house?
  • Is it for general use or primarily for guests or family?
  • Does the design or functional layout complement other rooms in the house?
